Proximity to parks and greenery significantly influences real estate choices, as numerous studies have shown a notable impact on property prices in green surroundings. Essentially, the closer the parks and green spaces are, the more valuable the property becomes, making the investment more meaningful. Therefore, it is not surprising that Belgrade Waterfront is the most desirable part of the city to live in – not only because it is the most modern but also due to its strong commitment to maintaining green spaces.
The Belgrade Waterfront continues to transform and beautify the urban landscape, paying special attention to the creation and preservation of green areas. A few years ago, Serbia’s capital gained another park, Sava Park, quickly becoming a favorite among children and residents seeking peace, recreation, and enjoyment in urban green oases. Additionally, thanks to Belgrade Waterfront, St. Nicholas (Bristol) Park will be reconstructed, and grassy areas are regularly maintained.
St. Nicholas Park – Sustainability in action
St. Nicholas Park, also known as Bristol Park, is set for renovation and will soon regain its title as one of Belgrade’s most beautiful and beloved parks.

The reconstruction aims to create a future-oriented space rich in diverse plants and trees carefully selected for resilience against extreme weather conditions. Greenery will not only enhance the park’s beauty but also play a crucial role in combating climate change.
A large public garage is planned beneath the park; however, thanks to modern engineering solutions, the “roof” of the garage will be adapted for the unobstructed growth of new greenery. An automatic irrigation system will be installed to ensure efficient water use and maintain plants in optimal condition even during dry periods. This approach ensures that the park remains self-sustaining while reducing reliance on additional resources.
Sava Park – A green oasis ideal for recreation
Sava Park is one of the largest green oases in downtown Belgrade. Given its size, it offers ideal conditions for both sports and enjoying the shade, as more than 140 trees have been planted there.

This park is particularly beloved by children as it offers a perfect setting for play, socializing, and outdoor activities during warmer months. A designated area for children includes interactive equipment for fun and motor skill development, as well as a unique playground with water features. In winter, Sava Park transforms into a Winter Fairy Tale with an ice rink that excites young visitors.
Dedicated recreational enthusiasts are already familiar with the running track that encircles the park. The park also offers table tennis facilities.
Public green spaces – Investing in the future
Belgrade Waterfront will also bring new public green spaces to the Serbian capital, its residents, and visitors. The new Linear Park will connect Belgrade Waterfront with New Belgrade via the Old Railway Bridge, which will be transformed into a pedestrian bridge and be filled with greenery. This park will be adjacent to the BW Sava Riverline, a new building in Belgrade Waterfront that offers a unique living experience close to the city center, embraced by nature and greenery.

Along the entire Belgrade Waterfront flowers are planted and seasonally changed in planters, all grassy areas between buildings are regularly maintained, and greening is an ongoing process, with over two thousand trees planted or planned for planting. Each building has its own inner courtyard with vegetation, and more than 40 percent of Belgrade Waterfront is already covered in greenery.
